Home Equity Line of Credit (HELOC)
A HELOC is a fantastic way to access the equity you've built up in your home without touching your existing low-rate first mortgage. Borrow from $50,000 to $500,000 up to 89.99% combined loan-to-value (CLTV) with flexible 10-year interest-only draw periods across Minnesota, Wisconsin, North Dakota, and Florida.
Introduction to HELOCs
Watch our team explain how home equity lines of credit work, draw periods, and rate structures in plain English.
What Is a HELOC?
A HELOC (Home Equity Line of Credit) is a fantastic way to access the equity you've built up in your home. Unlike a traditional lump-sum loan, a HELOC functions much like a credit card backed by your home: you are approved for a maximum borrowing limit, and you only draw funds and pay interest on what you actually use.
A HELOC is structured with a 10-year "draw period." During these first 10 years, you can borrow, repay, and redraw as needed, typically making flexible interest-only monthly payments on the borrowed balance. After the 10-year draw period ends, the line of credit closes to new draws (the balance is frozen) and enters a 10- to 20-year repayment period, where you make fully amortizing monthly payments of principal and interest to pay off the remaining balance.
At Jay Dacey Mortgage Team, we offer HELOCs from $50,000 up to $500,000, allowing you to finance up to 89.99% of the value of your home (combined loan-to-value, or CLTV).
Adjustable Rates & the Federal Funds Rate
HELOCs are adjustable-rate mortgages (ARMs), and their interest rate is directly tied to the Prime Rate and the Federal Reserve's Fed Funds Rate (typically Prime + a margin). This means that your interest rate and monthly payment will adjust frequently as national benchmark rates move up or down.
Tip: When interest rates drop, your monthly payment automatically decreases. You can also pay down your balance at any time without prepayment penalties.
Flexible credit lines tailored to your equity and project scope.
Tap up to ~90% of your home's appraised value across 1st + 2nd loans.
Interest-only payments allowed; borrow and pay back as you go.
Principal + interest repayment begins once draw period concludes.
Popular Ways to Utilize Your HELOC
Because a HELOC is a revolving line of credit, you have complete freedom in how you deploy your equity:
Consolidate High-Interest Debt
Pay off credit cards (often 20%–28%+ APR) or high-interest personal loans with a significantly lower, secured mortgage rate.
Purchase Property with Cash
Draw on your HELOC to make a non-contingent, competitive cash offer on a vacation cabin, second home, or investment property.
Down Payment for Another Property
Fund the 10%–25% down payment on your next primary residence or rental home without waiting for your current home to sell.
Home Remodeling & Improvements
Finance kitchen remodels, additions, new roofing, or outdoor living spaces in stages, drawing funds only as contractor invoices come due.
Comparing HELOCs to Other Equity & Financing Options
How does a HELOC compare to a Cash-Out Refinance, a Fixed Home Equity Loan, or Personal Loans? Here is what you need to consider in today's interest rate environment:
| Feature | HELOC (Line of Credit) | Cash-Out Refinance | Fixed Home Equity Loan |
|---|---|---|---|
| Impact on 1st Mortgage | ✓ Leaves your low 1st rate 100% intact | Replaces your entire 1st mortgage | Leaves your 1st rate intact |
| Disbursement | Revolving line (draw as needed) | Lump sum at closing | Lump sum at closing |
| Interest Rate Type | Variable (moves with Fed/Prime) | Fixed or ARM | Fixed rate |
| Monthly Payment | Interest-only during 10-yr draw | Full principal + interest | Full principal + interest |
| Interest Charges | Only pay on what you draw ($0 drawn = $0 payment) | Pay interest on entire lump sum | Pay interest on entire lump sum |
| Best Used For | Ongoing projects, emergencies, cash offers, flexible timelines | Large single expenses when current mortgage rate is high | One-time project with fixed budget & fixed payment preference |
HELOC Eligibility Requirements
Because a HELOC is secured by residential real estate, qualification follows standard mortgage guidelines:
Home Equity (CLTV)
You must have sufficient equity. We offer financing up to 89.99% CLTV on primary residences and competitive options for second/vacation homes.
Credit Score
Minimum credit scores generally start at 660 to 680, with scores of 720+ qualifying for the highest CLTV limits and lowest rate margins.
Debt-to-Income (DTI)
Total monthly debt payments (including your 1st mortgage, proposed HELOC payment, auto loans, and cards) typically cannot exceed 43% to 45% of gross monthly income.
Property Types
Single-family homes, townhomes, and approved condominiums in Minnesota, Wisconsin, North Dakota, and Florida.

What Our Clients Say
Real feedback from Minnesota, Wisconsin, North Dakota, and Florida homebuyers and refinancers.
"Amazingly Helpful"
I have yet to actually buy a house myself, mostly due to my own questions on what I want, but Jay came highly recommended from a trusted co-worker. He has helped me through multiple choices, questions, potential properties, and helped my sister with her mortgage too. I would highly recommend Jay and his team!
"Seamless Home Buying Experience"
Jay and Madeline were incredible to work with from start to finish. As first-time homebuyers, we had endless questions and they walked us through every option patiently. They found us a rate we couldn't get anywhere else and closed right on schedule!
"Engaged and Responsive!"
THANK YOU to Molly and the Jay Dacey Team! During a refinance of my mortgage loan for lowering my interest rate, lowering my mortgage payment, and squaring away my escrow account! Engaged and responsive! Handled a difficult purchase previously and executed flawlessly.
